Saskatchewan Housing Market Surges Again in March 2025: Inventory Shrinks, Prices Rise

Saskatchewan’s real estate market continues to defy national trends, with strong sales, limited inventory, and rising home prices driving momentum across the province.

📈 March 2025 Sales Surge Past Long-Term Averages

According to the latest data, 1,277 residential properties were sold in Saskatchewan in March—an increase of over 8% year-over-year and 13% higher than the 10-year average.

This marks the 21st consecutive month of above-average sales activity, confirming Saskatchewan as one of Canada’s most resilient real estate markets.

🏠 Inventory Remains Tight Despite Strong Demand

While sales surged, new listings dropped 2% compared to last year and remain nearly 30% below long-term averages.

At the end of March, 4,023 homes were available across Saskatchewan, up slightly from February (3,851 units), but still 21% lower year-over-year and almost 50% below the 10-year average.

“Despite economic uncertainty and tariff concerns, Saskatchewan’s housing market remains strong,”said Chris Guérette, CEO of the Saskatchewan REALTORS® Association.

“Other markets are slowing, but our province continues to post above-average results, which highlights our market’s strength.”

📉 Severe Inventory Shortages in Regina and Saskatoon

Saskatchewan’s two largest cities are feeling the squeeze.

  • Saskatoon is entering April with just 0.98 months of supply

  • Regina is close behind with only 1.29 months of supply
    These historically low supply levels are creating upward pressure on prices and making competition fierce for buyers.

💰 Home Prices Climb Across the Province

Strong demand and limited inventory are pushing home values higher.

In March 2025:

  • Saskatchewan’s benchmark residential price rose to $353,600, up from $344,700 in February

  • Prices are now 6% higher than in March 2024

“The spring market has arrived, and the pressure is on,” added Guérette.

“With near-record demand and low inventory, buyers need to be patient—and work closely with a knowledgeable REALTOR® to succeed in this market.”


🏡 Regina Real Estate Market Update – March 2025

The City of Regina posted 301 sales in March, a slight 3% decrease from March 2024—but still 15% above the 10-year average, highlighting continued demand.

📉 Inventory Challenges Persist

  • 418 new listings were added in March—flat year-over-year but 20% below the 10-year average (524 listings)

  • Of the 579 units available at month-end, 172 were already conditionally sold, leaving just 407 active listings

💵 Regina Home Prices Hit Near-Record Highs

Prices are rising fast in the Queen City:

  • March’s benchmark residential price hit $326,300

  • That’s up from $317,700 in February, and 4% higher than March 2024
