š” MORE CHOICE EMERGES FOR SASKATCHEWAN HOMEBUYERS, BUT SUPPLY GAP PERSISTS
Saskatchewanās housing market saw some modest improvement in August, with more homes coming onto the market and slightly more inventory available to buyers heading into the fall.
However, the bigger picture remains clear: housing supply across Saskatchewan and Regina is still well below historical levels.Ā šš
For buyers, that means there is a little more choice than there was earlier this summer. For sellers, strong demand and limited inventory continue to support relatively firm home prices.
Hereās a closer look at the August 2026 Saskatchewan and Regina real estate market.
š Saskatchewan Real Estate Market: August 2026
Saskatchewan recorded 1,510 residential home sales in August, a 3% decline compared with August 2025. Despite the year-over-year decrease, sales remained more than 8% above the 10-year average.
There were 2,277 new residential listingsĀ during August, up more than 4% from the same month last year. However, new listings remained nearly 8% below historical averages.
That combination of steady demand and below-average new listings continues to keep the Saskatchewan housing market relatively tight.
š Saskatchewan Housing Inventory
At the end of August, Saskatchewan had 4,920 residential properties available for sale.
Nearly 1,000 of those properties were already conditionally sold and expected to leave the active market. Once those conditional sales are taken into consideration, approximately 3,933 homes were effectively availableĀ heading into September.
That compares with 3,858 effectively available units at the beginning of August.
The effective months of supply also increased:
š August:Ā 2.60 months
š Early August:Ā 2.33 months
šļø Inventory:Ā More than 42% below the 10-year average
Even with the improvement, Saskatchewan’s overall inventory remained 5% below August 2025 levelsĀ and more than 42% below the 10-year average.
In other words, buyers are getting a little more breathing room, but Saskatchewan is still operating with a significant housing supply shortage.
š° Saskatchewan Home Prices
The Saskatchewan residential benchmark price was $381,600 in August 2026.
That was slightly lower than July’s $383,500 benchmark price, but still more than 3% higher than August 2025.
Year-over-year price increases were recorded in all but two Saskatchewan communities, while two communities reached new benchmark price records.
The takeaway is fairly straightforward: more inventory has not yet translated into a major shift in overall home prices.
š Regina Real Estate Market: August 2026
Regina continued to see solid demand throughout August, with 332 residential home salesĀ recorded during the month.
While that represented a 7% decrease compared with August 2025, sales still exceeded the city’s 10-year historical average. For Regina buyers, the biggest story continues to be the balance between new listings and buyer demand.
š” Regina New Listings & Inventory
Nearly 500 new residential listingsĀ came onto the Regina market in August.
This marked the second consecutive month of year-over-year growth in new listings, which is a positive development for buyers heading into the fall.
However, demand remains strong enough that the additional listings have not created a significant increase in overall available inventory.
Regina ended August with 797 residential properties available.
Of those, 224 were conditionally sold, meaning the number of homes actually available to buyers was considerably lower than the headline inventory number suggests.
After accounting for conditional sales, Regina entered September with approximately 1.72 months of supply, up from 1.43 months at the beginning of August.
That is an improvement, but it remains a relatively tight market.
šµ Regina Home Prices
The Regina residential benchmark price was $348,900 in August 2026.
That was slightly below July’s benchmark of $349,800, but remained more than 3% higher than August 2025.
So while Regina home prices softened slightly from July, the broader year-over-year trend remains positive.
š What Does This Mean for Regina Buyers?
The August numbers provide some encouraging news for buyers.
More listings are coming onto the market, inventory has improved slightly and months of supply has increased.
That means buyers may have more opportunities to find the right property without feeling quite as much pressure to act immediately.
However, Regina is still a relatively low-inventory market.
The right home, particularly one that is well-priced and in a desirable neighbourhood, can still attract significant attention.
For buyers, preparation remains important:
ā
Know your budget and financing
ā
Understand current Regina home values
ā
Be ready to view new listings quickly
ā
Know which neighbourhoods and property types fit your needs
ā
Work with someone who understands the local market
š” What Does This Mean for Regina Sellers?
For homeowners thinking about selling, the August market continues to provide some positive signals.
Demand remains solid, inventory is relatively limited and Regina’s benchmark price remains higher than it was a year ago.
But that doesn’t mean every home will automatically sell quickly or for top dollar. Pricing, presentation, condition, location and marketing still matter.
Today’s buyers have more options than they did earlier in the year, which makes accurate pricing increasingly important.
A home that is priced appropriately and presented well can stand out in a market where buyers are still looking for quality properties.
š Regina Real Estate Market Outlook
August brought some welcome improvement in housing supply across Saskatchewan and Regina.
However, the larger supply imbalance remains.
Saskatchewan inventory is still more than 40% below its 10-year average, while Regina continues to operate with relatively low months of supply.
For the Regina real estate market, the next few months will be worth watching closely.
If new listings continue to increase while buyer demand remains steady, buyers could see gradually improving choice as we move through the fall.
At the same time, continued demand and limited inventory could continue to provide support for home prices.
š Thinking About Buying or Selling in Regina?
Real estate conditions can vary dramatically between Regina neighbourhoods, price ranges and property types.
A city-wide statistic only tells part of the story.
If you’re considering buying or selling a home in Regina, White City, Pilot Butte, Emerald Park, Lumsden or surrounding communities, understanding the numbers specific to your area can make a significant difference.
